Project Description

[Text submitted by the Architect] The building was designed for the administrative headquarters of a distance education institution, housing offices, a call center and training rooms. The land is located on the “Via Estrutural”, a busy highway that connects Brasilia with the satellite cities of the Federal district. This road rises 10 meters in relation to the land of the building. The building has an approximate area of ​​3,300m2 and is made up of a work area and a circulation and services tower, which is already prepared to link up with a possible second office area. The work areas feature an open-plan solution, an auditorium / classroom on the access level, and an event space on the upper terrace.

The project was designed to require as little air conditioning and artificial lighting as possible, in addition to not exceeding a maximum cost of USD $ 850 / m². Another direction is to leave part of the land unoccupied for a possible extension of the work areas. The composition of the project was therefore designed to receive this eventual complement. The north façade is the main façade of the building and coincides with the Via Estrutural, therefore the architectural solution required to control high solar radiation and noise coming from the highway in front. For this, a system of recessed windows in niches that prevent direct radiation is adopted. The spaces between windows are used as cupboards and places for air conditioning machines in case of precise air conditioning. The south façade is more transparent and opens to the central interior courtyard.

The openings of the circulation tower were oriented to the east and participated internally in a quadruple height space, just at the exit of the elevators. On the west facade of a set of services with bathrooms, technical rooms and pressurized fire-fighting stairs. At the western end of the office area is a second open, cantilevered emergency staircase. The building until today has not been fully occupied; therefore some floors and interior elements have not been executed as specified in the project.
